This Indenture made this 15th day of april Eighteen hundred and Eleven, Between John R. Binns and Duvanner his Wife of the County of Loudoun and State of Virginia of the One Part and Peter Sanders of the County and State aforesaid, of the other part, Witnesseth, That the said John A. Binns and Duvanner his Wife for and in Consideration of the Sum of three thousand and sixty five dollars lawful Money of the United States to them in hand paid by the said Peter Sanders, the receipt whereof they do hereby acknowledge, hath granted, bargained and sold, and by these, doth grant, bargain and sell unto the said Peter Sanders, his heirs and assigns forever, a Certain Tract or parcell of land situate and lying and being in the county of Loudoun on the Beaver dam run being a part of a Tract of Land formerly held by the Earl of Tankerville - and Bounded as follows -
